The Great room has plush sofas, with a separate dining area and an open kitchen with appliances and a large preparation island. A separate den has a large TV. Most bedrooms are on the main floor; two bedrooms are upstairs. The main-floor primary suite has a king bed, an ensuite bathroom and deck access. Outdoor spaces include gardens, a terrace, multiple lounge areas, a balcony, an outdoor shower, a tree house, a gas grill and a wood fire pit. The backyard and pool are fenced. Bed linens, bath towels, pool/beach towels, a hair dryer, an iron and ironing board, heating, fitness equipment, a washer and dryer are provided. There are three full bathrooms with showers on the main floor and two full bathrooms with showers and tubs upstairs. Bedroom 2 and the additional sleeping space have TVs. No persons beyond the maximum occupancy of 11 are permitted. Smoking is not allowed. Events require express approval; events, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval and may incur additional fees or an increased security deposit. One dog of 20 lbs or less is permitted for an additional $100.00 per booking. Larger dogs, multiple dogs and other pets require express approval. Utility fees are included, but guests are responsible for excessive utility usage. For stays longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Reservations require approval before confirmation. Outside Memorial Day to Labor Day, inquire before booking about pool availability and outdoor furniture and equipment. Spring cleaning and updates typically take place in late April or early May. Payments are generally non-refundable. If cancellation dates are reopened at the owner’s discretion and rebooked at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, use of the original dates remains possible when the payment schedule is met and Marquis is notified in writing at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger balance payments must be made by check, ACH or wire. In lieu of a security deposit, the property carries up to $25,000 in damage protection, subject to the booking agreement.
