Central air conditioning, heating, Wi-Fi, a laptop-friendly workspace, a washer and dryer, bed linens and bath and pool/beach towels are provided. All three bedrooms are on the main floor of the main house. The primary bedroom and second bedroom each have a queen bed; the third has a bunk bed. Each bedroom has air conditioning and a standard closet, and bedroom 2 has streaming TV. The main floor also has a full bathroom with a shower and a separate powder room. Outdoor facilities include a private heated freshwater pool, a covered deck/patio, a gas grill, hot-and-cold outdoor shower, lounge chairs, patio furniture with a table, chairs and umbrella, beach chairs and a cooler. Parking and an electric vehicle charger are available. Nearby beaches include Ponquogue Beach, Meschutt Beach and Tiana Town Beach. Restaurants, shops, art galleries and golf courses are nearby. Maximum occupancy is six guests. The primary renter must be at least 30 years old. Smoking is not allowed. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive utility usage. One end-of-stay cleaning is included; stays longer than seven nights require one cleaning per week at the guest's expense. Events, commercial activities, other non-traditional uses and rotating groups during a stay require prior written host approval; additional fees or an increased security deposit may apply. A refundable cash security deposit of $1,000 is required, governed by a separate agreement signed by owner and guest before check-in. Balance payments by credit card are capped at $3,500; amounts over $3,500 must be paid by check, ACH or wire. Payments are non-refundable unless otherwise stated. If the owner elects to reopen cancelled dates and Marquis rebooks the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement booking. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation starts.
