House rules

The primary renter must be at least 30 years old. Maximum occupancy is eight; additional guests beyond this limit are not permitted. Smoking is not allowed. Reservations require approval before confirmation. Events are prohibited without express approval. An event fee of $500.00 may be required. Events, commercial activities and other non-traditional uses, including rotating guest groups during one stay, require prior written host approval and may incur additional fees or an increased security deposit. Unauthorized parties/events or extra persons may result in forfeiture of the security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs above $135.00 per reservation night. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture, equipment and pool availability. Spring cleaning and updates typically occur in late April or early May. Payments are non-refundable unless otherwise stated. If the owner agrees to reopen canceled dates and they are rebooked at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation. If the dates are not rebooked, guests may use their original dates provided scheduled payments are made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; amounts above $3,500 must be paid by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to booking-agreement coverage details. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.

Getting there

Shinnecock Bay is steps away, and the beach is a one-block walk. Nearby beaches include Meschutt, Dune and Road D Beaches. Bedrooms are located on the second floor and lower level; the additional sleeping area is on the main floor.
