House rules

The primary renter must be at least 30 years old. Smoking and pets are prohibited. Additional guests and events require express approval. Events, commercial activities, other non-traditional uses and rotating groups during a stay require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive utility usage, defined as utility costs over $110.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will use best efforts to work with the owner to reopen dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates if payments are current and Marquis is notified in writing at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, subject to the booking agreement. The owner may need to show the home to prospective renters or buyers; advance notice and reasonable daytime scheduling will be sought.

Getting there

Not suitable for multiple families. The home has sleeping areas on the second floor, main floor and lower level. Southampton restaurants, shops and art galleries are minutes away; the beach is a short trip away. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May.
