# Oceanview Charm Southampton, NY, United States (general area) ## About the house The approximately 5,000-square-foot home accommodates up to 10 guests and has four bedrooms, four full bathrooms, a large great room and a commercial kitchen with stainless steel appliances. Two large decks extend from the living room and primary suite, with water views. Southampton restaurants, shops and art galleries are minutes away, and the beach is a short trip away. Three bedrooms are upstairs: a king bedroom with an ensuite bathroom, walk-in closet, cable/streaming TV and balcony/deck; a twin bedroom with two single beds, TV and standard closet; and a queen bedroom with cable/streaming TV and standard closet. The main-floor queen bedroom has an ensuite bathroom, walk-in closet and cable/streaming TV. A lower-level open sleeping area has a queen pull-out bed, ensuite bathroom and standard closet. All five sleeping areas have air conditioning. The upstairs bathrooms include one with a separate shower and tub and another with a shower/tub combination. The main-floor and lower-level bathrooms have showers. Bed linens, bath towels and pool/beach towels are provided. Facilities include Wi-Fi, heating, hot water, a washer and dryer, microwave and television. Outdoor facilities include a private fenced pool, fenced backyard, four lounge chairs, patio furniture with a table, chairs and umbrella, a gas grill, wood-burning fire pit, hot-and-cold outdoor shower and two adult bicycles. Outdoor pool use is generally seasonal. The homeowner manages on-the-ground operations and guest communication after booking confirmation. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May. The primary renter must be at least 30 years old. Smoking and pets are prohibited. Additional guests and events require express approval. Events, commercial activities, other non-traditional uses and rotating groups during a stay require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive utility usage, defined as utility costs over $110.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will use best efforts to work with the owner to reopen dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates if payments are current and Marquis is notified in writing at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, subject to the booking agreement.
