The approximately 2,500-square-foot barn conversion has whitewashed interiors, exposed beams and an open-plan living area with multiple seating areas and a wood-burning fireplace. The dining area seats six and overlooks the rear deck. The kitchen has marble counters, Viking appliances, open shelving and a breakfast bar. Two primary suites include ensuite bathrooms. The main-floor primary suite has a fireplace, steam shower and ZUMA tub; the second-floor primary suite has vaulted exposed-beam ceilings, seating and deck access. The room inventory includes two main-house bedrooms and a second-floor guest-house bedroom. The main deck has water views, a gas grill and patio dining furniture. A stone patio surrounds the private fenced pool and provides loungers and another dining table. The grounds include a meditation garden. A short stroll leads to a dock on Sam’s Creek, with two paddleboards available for use. Ocean Road is an easy walk away. Bed linens, bath towels, pool/beach towels, a hair dryer, iron and ironing board, heating, washer and dryer are provided. The homeowner manages on-site operations and guest communication after booking confirmation. Outside Memorial Day to Labor Day, inquire before booking whether outdoor furniture and equipment will be available. The primary renter must be at least 25. No additional guests beyond the six-person maximum are permitted. Smoking is not allowed. Events are prohibited; reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $185.00 per reservation night. For stays longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Payments are non-refundable unless otherwise stated. If the owner elects to reopen canceled dates and they are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking is collected. If the dates are not rebooked, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In place of a security deposit, damage protection of up to $25,000 applies, with coverage details in the booking agreement.
