# Ober Oaks East Hampton, United States (general area) ## About the house The house accommodates up to seven guests and has three bedrooms, each with air conditioning, cable TV, a standard closet and a full ensuite bathroom. The first-floor bedroom has a queen bed and a twin/single bed. Upstairs, one bedroom has a queen bed and a child bed; the other has a king bed and a balcony/deck. There is also a first-floor half bathroom. Two full bathrooms have a shower and tub, and the other has a shower. The modern furnished interior includes a kitchen with stainless steel appliances, stove, oven, refrigerator, wine fridge, dishwasher, microwave, coffee equipment, toaster, blender, cookware and tableware. Facilities include Wi-Fi, a laptop-friendly workspace, washer and dryer, heating, fireplaces, smart TV, Bluetooth speaker, sauna, a game room, ping-pong table and fitness equipment including weights and a stretching/yoga mat. Bed linens, bath towels, pool/beach towels, a hair dryer and ironing equipment are provided. Outside are a deck/patio with furniture and an umbrella, four lounge chairs, a gas grill, hot-and-cold outdoor shower, wooden cold plunge tub, basket swing, hammock, balcony, swing set, kayak/canoe, two beach chairs and a beach umbrella. The outdoor freshwater pool is private and heated; the freestanding hot tub is private. The backyard is fenced, but the pool is not fenced. The driveway accommodates six cars. The house sits on a quiet cul-de-sac with ten houses, each on an acre. A small beach fronting Three Mile Harbor is reached by a short walk through the woods at the end of the block. Maidstone Park is an easy walk away, as are nearby harbor restaurants. Seasonal conditions affect outdoor facilities, and special pet, occupancy and booking conditions apply. Outside Memorial Day to Labor Day, confirm pool, hot-tub, outdoor furniture and equipment availability before booking; spring cleaning and updates typically occur in late April or early May. The primary renter must be at least 30 years old. Maximum occupancy is seven; no additional guests are permitted. Smoking is not allowed. One dog weighing 75 lbs or less is permitted; heavier dogs, multiple dogs and other pets require express approval. Events are prohibited. Reservations involving events, commercial activity, other non-traditional uses or rotating guest groups require prior written host approval and may incur additional fees and/or an increased security deposit. Utility fees are included, but guests are responsible for excessive utility use, defined as utility costs over $80.00 per reservation night. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional requested cleanings are at the guest's expense. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued once the replacement reservation is paid in full. If no replacement reservation is made, guests may use their original dates if payments meet the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime showings. ## Property questions ## Is the pool fenced?
