House rules

Reservations require approval before confirmation. The primary renter must be at least 30 years old. Smoking is not allowed. Additional guests require express approval. Events require express approval and may incur a $5,000.00 event fee. Events, commercial activities and other non-traditional uses, including rotating guest groups during a stay, require prior written host approval and may involve additional fees and/or an increased security deposit. A refundable cash security deposit of $5,000 is required. Its payment and administration are governed by a separate Security Deposit Agreement signed by owner and guest before check-in. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $150.00 per night of the reservation. One light cleaning per eight nights booked and an end-of-stay cleaning are included; additional requested cleanings are at the guest's expense. Confirm outdoor furniture and equipment availability before booking outside Memorial Day to Labor Day. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and successfully rebooked for the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after the replacement reservation is paid in full. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.
