House rules

The primary renter must be at least 30 years old. Maximum occupancy is eight; additional guests are not permitted. Smoking is not allowed. Events are prohibited. Events, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees or an increased security deposit may apply. Reservations require approval before confirmation. One dog of 100 lbs or less is permitted for $200.00 per booking. Larger dogs, multiple dogs and other pets require express approval; the additional-fee entry specifies $200 per dog per booking. Utilities are included, but guests are responsible for excessive utility usage, defined as utility costs over $135.00 per night of the reservation. One light cleaning per eight nights booked and one end-of-stay cleaning are included; additional requested cleanings are at the guest's expense. Payments are non-refundable unless otherwise stated. If canceled dates are reopened with the owner's agreement and rebooked for the same dates at the same or higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates provided scheduled payments are complete and written notice is given at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. Instead of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.

Getting there

The property is not handicap accessible. Nearby beaches include Hot Dog Beach, Rogers Beach and Village Beach. Outside Memorial Day through Labor Day, inquire before booking about pool use and outdoor furniture or equipment availability. Spring cleaning and updates typically take place in late April or early May.
