# Noyack Harbor Haven Sag Harbor, NY, United States (general area) ## About the house The main floor has an open-plan living room, dining room and kitchen, with natural light from windows, glass doors and skylights. The living room has a deep-seated couch, two armchairs, a wood-burning fireplace and a piano. A glass dining table seats six, and the kitchen has a smaller round table, generous counter space and cabinetry. Kitchen equipment includes a stove, oven, refrigerator, ice maker, dishwasher, microwave, drip coffee pot, toaster, blender, cookware and dishes. A private home office is on the second level. Two bedrooms are upstairs: one has a king bed and the other a double/full bed. Both have air conditioning and access to a full Jack-and-Jill ensuite bathroom with a shower/tub combination. The main-floor bedroom has two twin beds. All three bedrooms have closets. A second full bathroom with a shower/tub combination is on the main floor, and a third full bathroom with a shower is on the lower level. The landscaped property sits on a quiet cul-de-sac. Outdoors are an uncovered deck/patio, dining furniture, four lounge chairs, a gas grill, a hot-and-cold outdoor shower, a cooler, a kayak/canoe and a fenced yard. The private outdoor pool is heated and saltwater. Additional facilities include a washer and dryer, heating, television with cable, a wine fridge, a game room, a private entrance, linens, bath towels and pool/beach towels. Smoke and carbon monoxide detectors are provided. The homeowner manages on-the-ground operations and guest communication after booking confirmation through the Elite program. Long Beach is five minutes away, Bridgehampton / Mecox Landing is 15 minutes away, and Jessup's Neck nature preserve is three minutes up the road. The home is not handicap accessible and is not suitable for children aged four and under. Driveway parking accommodates four cars. Maximum occupancy is six; no additional persons are permitted. The primary renter must be at least 25 years old. Smoking is not allowed. Pets require owner approval and may incur additional fees and/or a security deposit. Events are prohibited without express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive utility usage. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Outside Memorial Day to Labor Day, inquire before booking about pool availability and outdoor furniture/equipment. Spring cleaning and updates typically occur in late April or early May. Unless otherwise stated, payments are non-refundable. If the owner elects to reopen cancelled dates and Marquis rebooks the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If the dates are not rebooked, the original guest may use them provided payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger balance payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement.
