The double-height living room connects to an open kitchen and a breakfast/dining area with a built-in bench. A separate family room overlooks the yard and opens to patio dining. Two bedrooms and a full bathroom are on the main floor. The second-floor primary bedroom has an ensuite shower bathroom. The finished lower level includes a media room, playroom, enclosed additional sleeping area and a full bathroom. The main-floor and lower-level bathrooms have shower/tub combinations. Sleeping arrangements include a king bed, two queen beds, a crib and a lower-level sofa bed. An expansive deck with a built-in pergola overlooks the private heated pool, which has an automatic electric cover, and an Italian-tile patio. The backyard is fenced. Facilities include air conditioning, heating, Wi-Fi, a kitchen with microwave, washer and dryer, outdoor grill, fitness equipment, bed linens, bath and pool/beach towels, hair dryer and ironing equipment. TVs are in Bedroom 1 and the additional sleeping area. There is no hot tub. Water access is a short walk down the street, suitable for bringing a paddleboard or kayak. The home is close to town. The homeowner manages on-the-ground operations and guest communication after booking confirmation. Reservations require approval before confirmation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $120.00 per night of the reservation. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability. The owner may need to show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours. Unless otherwise stated, payments are non-refundable. If the owner elects to reopen cancelled dates and Marquis rebooks the original dates at the same or a higher price, a refund less 20% of the total reservation amount is issued after full payment for the replacement booking. If the dates are not rebooked, the original guest may use them if scheduled payments are satisfied and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire.
