House rules

Reservations require approval before confirmation. The primary renter must be at least 30 years old. No additional persons beyond the maximum occupancy of 10 are permitted. Smoking is not allowed. Pets require express owner approval and may incur additional fees and a security deposit. Events are prohibited; any proposed event, commercial activity or other non-traditional use, including rotating groups during one stay, requires prior written host approval and may incur additional fees or an increased security deposit. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $115.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner’s discretion and successfully rebooked for the same dates at the same or higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may retain their original stay provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property provides up to $25,000 of damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime visits.

Getting there

The main beach is half a mile away; the town of East Hampton is three-quarters of a mile away. The house has two stories, with three bedrooms upstairs and two on the main floor. Outside Memorial Day to Labor Day, inquire before booking about pool, hot tub, outdoor furniture and equipment availability. Seasonal cleaning and updates typically occur in late April or early May.
