An open, equipped chef’s kitchen serves indoor common spaces and a large stone patio. Kitchen equipment includes a refrigerator, stove, oven, dishwasher, microwave, toaster, blender, cookware and dishes. Gas and charcoal grilling facilities, outdoor furniture and lounge chairs are provided. Three bedrooms are upstairs in the main house, each with a full ensuite bathroom. The primary suite includes a sitting room and a large bathroom with a shower and tub. A walkway separates the upstairs primary wing from the guest wing. Two further bedrooms are on the main floor, alongside a full bathroom with a shower and a half bathroom. All five bedrooms have air conditioning, streaming television and closets. The pool house has a large common room and a full bathroom. Outside are a free-form private heated pool, hot tub, landscaped lawn and two outdoor showers, one at the main house and one at the pool house. A sauna, central air conditioning, heating, Wi-Fi, washer, dryer, linens, towels, hair dryer and iron/ironing board are provided. The yard is fenced. Reservations require approval before confirmation. The primary renter must be at least 30 years old. No additional persons beyond the maximum occupancy of 10 are permitted. Smoking is not allowed. Pets require express owner approval and may incur additional fees and a security deposit. Events are prohibited; any proposed event, commercial activity or other non-traditional use, including rotating groups during one stay, requires prior written host approval and may incur additional fees or an increased security deposit. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $115.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner’s discretion and successfully rebooked for the same dates at the same or higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may retain their original stay provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property provides up to $25,000 of damage protection, subject to the booking agreement.
