Approximately 2,900 square feet of space includes an open floor plan, multiple sitting and dining areas, expansive glass windows and a vaulted living-room ceiling. The living room has a fireplace and SONOS speakers, and the kitchen includes appliances, a microwave and coffee maker. A dedicated work-from-home space, Wi-Fi, central air conditioning, heating, washer and dryer are provided. The deck and patio have outdoor dining furniture, a gas barbecue, outdoor speakers and multiple seating areas. A private saltwater pool, balcony and gas fire pit provide additional outdoor space. Free parking is available. The finished lower level has an additional living area, movie projector, full bar and electric fireplace. The main-floor primary bedroom has a king bed, air conditioning, an ensuite bathroom, streaming TV, closet and balcony/deck. Two upstairs bedrooms each have a queen bed, air conditioning, closet and balcony/deck. Linens and bath and pool/beach towels are provided. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture, equipment and pool availability; seasonal cleaning and updates typically occur in late April or early May. The primary renter must be at least 30 years old. Smoking is not allowed. Maximum occupancy is six; additional guests require express approval. Events require express approval. Events, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. One hypoallergenic, non-shedding dog of 25 lbs or less is permitted for $500.00 per booking. Other dogs, multiple dogs and other pets require express approval. Utilities are included, but guests are responsible for excessive usage, defined as utility costs exceeding $100.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. On cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or higher price, a refund less a penalty of 20% of the total reservation amount is issued after the replacement reservation is paid in full. If not rebooked, guests may still use their original dates provided scheduled payments are met and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments above $3,500 must be by check, ACH or wire. In place of a security deposit, the property has up to $25,000 of damage protection, with coverage details in the booking agreement.
