# Northwest Retreat East Hampton, NY, United States (general area) ## About the house The home has an open-plan main level connecting the living room, dining room and kitchen, with high ceilings and natural light. Multiple living areas include a main lounge and a lower-level television lounge opening onto the entertainment patio and pool. A fireplace, Bluetooth speaker system, heating, televisions, washer, dryer, linens, bath and pool/beach towels, hair dryer and ironing equipment are provided. The kitchen has stainless steel appliances, a microwave, storage and counter seating. Meals can be enjoyed at the indoor dining table or outside on the back deck; an outdoor grill is available. The landscaped backyard is fenced, with sunny and shaded spaces, six cushioned loungers, four umbrellas and outdoor seating. Interior and exterior staircases connect the outdoor levels. Four bedrooms include two king rooms, one queen room and one room with a twin and a double bed. Three bedrooms have full ensuite bathrooms. A third-floor open loft provides an additional double bed and private office space. All four bedrooms and the loft have air conditioning. The primary bedroom has a television, and the loft has cable television. The homeowner handles on-the-ground operations and guest communication after booking confirmation. Pool and outdoor-equipment availability are seasonal. Maximum occupancy is eight; no additional guests are permitted. The primary renter must be at least 30 years old. Smoking is not allowed. Events are prohibited. Reservations involving events of any size, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval and may incur additional fees and/or an increased security deposit. Pets require owner approval and may incur additional fees and/or a security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $110.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. After cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the new reservation is collected. If not rebooked, guests may use the original dates provided scheduled payments are made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 in damage protection, subject to the booking agreement.
