House rules

The primary renter must be at least 28 years old. Maximum occupancy is 10, with no additional guests permitted. Pets and smoking are prohibited. Events are prohibited under the standard policy; events, commercial activities and other non-traditional uses, including rotating guest groups during one stay, require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $169.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will make best efforts to work with the owner to reopen the dates, at the owner’s discretion. If the original dates are rebooked at the same or a higher price and the replacement payment is collected in full, a refund less 20% of the total original reservation amount is issued. If no new reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis is notified in writing at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to coverage details in the booking agreement. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule reasonable daytime showings.

Getting there

Three Mile Harbor is across the street. Nearby beaches include the harbor and Sammy’s Beach. The property is not handicap accessible. Bedrooms are on the main floor, second floor and lower level. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; seasonal cleaning and updates typically occur in late April or early May.
