# Northwest Harbor Haven East Hampton, NY, United States (general area) ## About the house The approximately 4,000-square-foot home accommodates up to 10 guests. Its open layout includes a living area with a fireplace and large TV, formal dining area, sunroom, French doors and a whole-house surround sound music system. The equipped kitchen has appliances, a microwave, a large preparation island and breakfast bar, and opens onto the rear patio. Heating, laundry facilities and an iron and ironing board are available. Three upstairs bedrooms have king beds; the primary suite also has a walk-in closet, ensuite bathroom with a freestanding tub and separate shower, and a balcony/deck. A main-floor bedroom has two twin beds, and the lower-level bedroom has a queen bed. All five bedrooms have air conditioning and TVs. Four full bathrooms are distributed across the upper, main and lower levels. Bed linens, bath and pool/beach towels, bath essentials and a hair dryer are provided. Outdoor spaces include expansive bluestone patios, a lawn, landscaping, a fire pit, an infrared grill and an upper-level private balcony. The private heated pool and backyard are fenced. Three Mile Harbor is across the street, with shops and eateries nearby; nearby beaches include the harbor and Sammy’s Beach. The homeowner handles on-the-ground operations and guest communication after booking confirmation through the Elite program. The primary renter must be at least 28 years old. Maximum occupancy is 10, with no additional guests permitted. Pets and smoking are prohibited. Events are prohibited under the standard policy; events, commercial activities and other non-traditional uses, including rotating guest groups during one stay, require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $169.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will make best efforts to work with the owner to reopen the dates, at the owner’s discretion. If the original dates are rebooked at the same or a higher price and the replacement payment is collected in full, a refund less 20% of the total original reservation amount is issued. If no new reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis is notified in writing at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to coverage details in the booking agreement.
