House rules

The primary renter must be at least 30 years old. Maximum occupancy is 12, with no additional guests permitted. Smoking is not allowed. Events are prohibited. Commercial activities, rotating groups and other non-traditional uses require prior written host approval and may incur additional fees and/or an increased security deposit. Reservations require approval before confirmation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense; weekly cleaning is $200 per cleaning. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $140.00 per reservation night. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation is collected. If not rebooked, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 in damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime hours.

Getting there

The home is minutes from Sag Harbor Village and has back-road access that avoids Route 27. It is not suitable for unrelated guests and is not handicap accessible. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; seasonal cleaning and updates typically occur in late April or early May.
