A finished basement includes a kitchenette and games, including ping-pong. There is also a gym/fitness room, and bicycles are provided. Four bedrooms are on the main floor and two are on the lower level. The main-floor primary suite has a king bed and an ensuite bathroom with a Jacuzzi tub and separate shower. Four bedrooms have one queen bed each, and the sixth has two twin beds. A second main-floor bedroom also has a full ensuite bathroom. The four bathrooms comprise a main-floor bathroom with shower and tub, a main-floor shower bathroom, a main-floor shower/tub-combination bathroom and a lower-level shower bathroom. The primary renter must be at least 30 years old. Maximum occupancy is 12, with no additional guests permitted. Smoking is not allowed. Events are prohibited. Commercial activities, rotating groups and other non-traditional uses require prior written host approval and may incur additional fees and/or an increased security deposit. Reservations require approval before confirmation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense; weekly cleaning is $200 per cleaning. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $140.00 per reservation night. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation is collected. If not rebooked, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 in damage protection, subject to the booking agreement.
