The upstairs landing provides another living area with a TV and pull-out couch. The approximately 2,000-square-foot house has a ground-floor primary bedroom with a king bed and full ensuite bathroom, an upstairs queen bedroom and an upstairs bedroom with two twin beds. All three bedrooms have air conditioning, TVs and closets. The ground-floor bathroom has a shower/tub combination; the upstairs full bathroom has a shower. The fully stocked kitchen has stainless steel appliances, quartz countertops, a stove, oven, refrigerator, dishwasher, microwave, cookware, dishes and silverware. The indoor dining table seats six. A laundry room has a washer and dryer. Heating, hot water, bed linens, bath and pool/beach towels, a hair dryer and ironing equipment are provided. Outside are a deck, patio, gas and charcoal grilling facilities, an eight-person teak dining table, four poolside loungers, an outdoor sofa and a wood-burning fire pit. The backyard is fenced. Shared Southampton Shores facilities include tennis and basketball courts and a community marina. The primary renter must be at least 25 years old. No additional guests beyond the maximum occupancy of six are permitted. Pets and smoking are prohibited. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $120.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. If the owner agrees to reopen canceled dates and the property is rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement booking is made, guests may use their original dates provided payments meet the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, with coverage details in the booking agreement.
