The living room has a couch, two armchairs, ample natural light and a usable wood-burning fireplace. Meals can be served at the indoor circular dining table or on the screened-in porch. All three bedrooms are on the first/main floor of the main house and have air conditioning. Two bedrooms each have two twin beds; the third has a king bed. The first twin bedroom has an ensuite bathroom. Both bathrooms are full bathrooms: one has a shower/tub combination, and the other has a shower and tub. The kitchen includes a stove, oven, refrigerator, ice maker, dishwasher, microwave, toaster, cookware, dishes and silverware, plus pot and Keurig coffee makers. Other facilities include a washer and dryer, heating, hot water, Wi-Fi, a laptop-friendly workspace, cable and smart television, and a Sonos speaker system. Bed linens, bath towels, pool/beach towels and a hair dryer are provided. Outside are a private heated pool with fencing, a fenced backyard, covered patio, gas grill, lounge chairs and patio furniture with a table, chairs and umbrella. Outdoor furniture and equipment availability outside Memorial Day to Labor Day should be checked before booking; spring cleaning and updates typically occur in late April or early May. The primary renter must be at least 25 years old. No additional people beyond the maximum occupancy of six are permitted. Smoking is not allowed. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $95.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, use of the original dates remains possible if scheduled payments are made and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. Instead of a security deposit, the property includes up to $25,000 of damage protection, with coverage details in the booking agreement.
