# North Sea Bungalow Southampton, NY, United States (general area) ## About the house The open-plan living and dining areas have vaulted ceilings, large windows, a wood-burning fireplace, Smart TV and Sonos/Bluetooth speakers. The dining table seats six, and the breakfast area seats three. The island kitchen has quartz countertops, stainless steel appliances, a wine fridge, dishwasher, microwave, cookware and a Nespresso machine. Glass doors lead from the dining area to a landscaped yard with an uncovered patio, outdoor furniture, two lounge chairs and a charcoal grill. There is a freestanding hot tub and a fitness room with weight-training equipment and a stretching/yoga mat. Two children's bicycles, a kayak, paddle board, four beach chairs, a beach umbrella, toys and a cooler are supplied. The primary suite has a walk-in closet, patio access and a bathroom with a soaking tub and separate shower. A washer and dryer are near the guest rooms. Bed linens, bath towels, heating, hot water, a hair dryer and an iron/ironing board are provided. The house has a private entrance, smoke and carbon monoxide detectors, and a fire extinguisher. Strong’s Southampton Peconic Bay Marina is a short walk away and offers boat rentals. Crab Beach is a two-minute drive away. Outside Memorial Day through Labor Day, confirm outdoor furniture and equipment availability before booking. Confirm outdoor furniture and equipment availability before booking outside Memorial Day through Labor Day; seasonal cleaning and updates typically occur in late April or early May. The primary renter must be at least 30 years old. Maximum occupancy is eight; additional guests are not permitted. Pets and smoking are prohibited. Events are prohibited. Event-related reservations, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval and may incur additional fees and/or an increased security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $50.00 per night of the reservation. One light cleaning for every eight nights booked and one end-of-stay cleaning are included. Additional cleanings are available at the guest's expense. Payments are non-refundable unless otherwise stated. Following cancellation, reopening dates is at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after full payment for the replacement reservation is collected. If not rebooked, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, up to $25,000 of accidental damage protection applies, subject to the booking agreement. Property showings to prospective renters or buyers may occur with advance notice and efforts to schedule reasonable daytime hours.
