House rules

The primary renter must be at least 30 years old. Maximum occupancy is six; additional persons require express approval. Smoking is not allowed. Events are prohibited. Events, commercial activities and other non-traditional uses, including rotating guest groups, require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. One dog weighing 10 lbs or less is permitted for $500.00 per booking; the additional-fees schedule specifies $500 per dog per booking. Larger dogs, multiple dogs and other pets require express approval. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $110.00 per reservation night. For stays longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Payments are non-refundable unless otherwise stated. After cancellation, Marquis will try to work with the owner to reopen and rebook the original dates; reopening is the owner’s decision. If those dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking is collected. If no replacement booking is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; amounts above $3,500 must be paid by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, with coverage details in the booking agreement. The owner may arrange showings for prospective renters or buyers, with advance notice and efforts to schedule them during reasonable daytime hours.

Getting there

Two bay beach accesses are a seven-minute walk away; one is a homeowners’ association access included with the stay. Ocean beaches are a 13-minute drive away and require special passes; daily permits are available except on weekends. The home is not wheelchair accessible. The backyard is not fenced. Outside Memorial Day to Labor Day, inquire before booking about pool availability and outdoor furniture and equipment.
