House rules

Maximum occupancy is 12, with no additional guests permitted. The primary renter must be at least 25 and must secure renter's insurance for the booking period. Pets and smoking are prohibited. Events are prohibited. Any proposed event, commercial activity, rotating guest groups or other non-traditional use requires prior written host approval and may incur additional fees or an increased security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $175.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Reservations require approval before confirmation. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates provided payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be made by check, ACH or wire. In lieu of a security deposit, the property carries up to $25,000 of accidental-damage protection, with coverage details in the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule them during reasonable daytime hours.

Getting there

The home has sleeping rooms on the second floor, main floor and lower level. It is not suitable for unrelated guests. Sag Harbor Village is minutes away. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; seasonal cleaning and updates typically occur in late April or early May.
