Maximum occupancy is 12, with no additional guests permitted. The primary renter must be at least 25 and must secure renter's insurance for the booking period. Pets and smoking are prohibited. Any proposed event, commercial activity, rotating guest groups or other non-traditional use requires prior written host approval and may incur additional fees or an increased security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $175.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Reservations require approval before confirmation. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected.
