Guests have access to the entire home. The open-plan kitchen, dining and living area leads to a patio garden with seating. The fully equipped kitchen includes a dishwasher, kettle, microwave, dishes and silverware.

Upstairs are three bedrooms: a master bedroom with a super-king bed and estuary views, a second bedroom with a double bed, and a third bedroom with two single beds. There is an upstairs family shower room with no bath and a separate downstairs WC.

The home provides hotel-quality bed linen and towels, professional cleaning and 24/7 guest support. Hot water, shampoo, a first aid kit and a smoke detector are included among its facilities.

Driving is the easiest way to explore the wider Essex coastline. Approximate driving times are 25 minutes to Colchester, 20 minutes to Clacton-on-Sea, 35 minutes to Mersea Island and 40 minutes to Ipswich. Alresford (Essex) railway station is about 10 minutes by car, and Wivenhoe station is about 15 minutes by car. Local buses connect Brightlingsea with Colchester, Clacton and surrounding villages. Local taxis are recommended for late arrivals or station trips.

No pets, smoking, parties or events. Suitable for children aged 2–12 and infants under 2. There is no designated quiet time.
