The villa is beachfront, with direct access to snorkeling spots and access to two beaches. Tennis courts, a gym, restaurants, shops, a golf course, a full-service marina, diving services and dolphin-swimming activities are within walking distance. Xcaret and Xel-ha are within driving distance. The master suite, second upstairs bedroom and studio are on the second floor.
