## About the house

Muricciaglia consists of a main farmhouse and two annexes covering approximately 400 square metres. The property has a loggia for outdoor dining, a patio with a lounge area, panoramic grounds and a swimming pool. The surrounding estate covers approximately 60 hectares and includes trekking trails along streams and through the woods. A caretaker lives in a separate annex on the property and looks after the garden and pool.

The panoramic pool is on an upper terrace approximately 200 metres from the farmhouse. It measures 5.5 by 13 metres, has a constant depth of 1.5 metres, corner steps, one infinity edge, a chlorine purification system and a gated entrance. It is open from the last Saturday in April to the first Saturday in October and is reached by a stone-paved path.

The property is on sloping, terraced land. The access includes 600 metres of unpaved private road in good condition. The pool is approximately 200 metres from the farmhouse via a stone-paved path. Castellina in Chianti is 3.5 km away and Radda in Chianti is 8 km away. Parking is within the property.

Parties, events and visitors exceeding the maximum guest limit are strictly forbidden without prior written authorisation and agreed terms. Unauthorised chefs and suppliers are not permitted; services at the villa must be provided by official Emma Villas chefs and suppliers. Guests must show the passport of each guest at check-in and read and accept the house rules. Pets are permitted with mandatory extra cleaning.
