Indoor and outdoor dining tables each seat 10. A private wraparound deck overlooks Kingston and the Hudson Valley; the grounds include a gated drive, private pond, expansive lawn, gas grill and fire pit. The second-floor primary suite has a king bed, separate sitting area, closet and full ensuite bathroom with a shower. Two main-floor bedrooms have a king bed and a queen bed respectively, closets and dressers. The lower-level open sleeping area has two twin-over-full bunk beds, a full ensuite bathroom with a shower, refrigerator, dining table, sofa and games. A main-floor full bathroom has a shower and tub, and a separate main-floor bathroom is a half bathroom. There are four dedicated workspaces, with a desk in each bedroom and in the basement. Exercise facilities include a Peloton and equipment for weight training and yoga. Books, board games and puzzles are available, along with bed linens, bath towels, a hair dryer, iron and ironing board, heating, washer and dryer. The homeowner handles on-the-ground operations and guest communication after booking confirmation. Seasonal cleaning and updates typically occur in late April or early May. The primary renter must be at least 25 years old. Maximum occupancy is 10, with no additional guests permitted. Pets and smoking are prohibited. Events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating groups require prior written host approval; additional fees and/or an increased security deposit may apply. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $75.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Unless otherwise stated, payments are non-refundable. If the owner agrees to reopen cancelled dates and they are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If not rebooked, the original guest may use the original dates provided payments are current and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement.
