## About the house

The apartment has exposed wooden beams and a living room with a double sofa bed, flat-screen TV, dining table and open-plan kitchen. The bedroom has a queen-size double bed and wardrobe. The bathroom contains a shower, sink, bidet, WC and washing machine. Air conditioning and Wi-Fi are available. Kitchen equipment includes a coffee machine, moka pot, microwave, oven, fridge, freezer, toaster and juicer; a hairdryer and iron are also provided.

The living room opens onto a porch and garden reserved exclusively for apartment guests, with lake views and an outdoor table and chairs for four. Approximately 20 external steps lead to the apartment.

The residence has a 40,000-square-metre park with a children's playground, football pitch, beach tennis, bar, games room and meeting room. Its shared lake-view pool area has an adults' zone measuring 25 × 18 metres, a children's zone and a jacuzzi zone. Pools are available from 15 June to 15 September, from 09:00 to 20:00; swimming caps may be required.

The residence is 150 metres from the lake and Dusano port, where there are a lakeside restaurant and bar. Manerba del Garda lies among the Valtenesi hills, with local oil and wine tastings, horse riding and golf in the surrounding area. Rocca di Manerba Natural Park offers walks and views over Lake Garda and its islands. Verona is reachable in 40 minutes by car or 30 minutes by train from Desenzano railway station. Venice and Milan have road and rail connections. Verona Villafranca Airport is 45 minutes away by car.

Standard check-in ends at 20:00; the start time is 15:00 or 16:00 depending on the destination. Late check-in and check-out are available on request and subject to availability. Arrivals after 20:00 may incur an additional charge of € 20–€ 40. Check out by 10:00. A tourist tax may be required on arrival or a few days beforehand; the amount varies with local regulations.
