# Montauk Water Walk Montauk, NY, United States (general area) ## About the house The lodge-style house occupies a shaded, tree-lined lot with a large backyard. Four queen bedrooms accommodate up to eight guests; some bedrooms have vaulted ceilings and private outdoor access. Two bedrooms are on the second floor, one is on the main floor and one is on the lower level. Each bedroom has air conditioning and a closet. The two full bathrooms, on the second and main floors, each have a shower/tub combination. The stocked kitchen has a breakfast bar, refrigerator, dishwasher, stove, oven, microwave, ice maker, toaster, blender, coffee equipment, cookware and dishes. The dining table seats six. The living area has a television and a usable wood-burning fireplace. Wi-Fi, a laptop-friendly workspace, heating, a washer and dryer, linens, bath and pool/beach towels, a hair dryer and ironing equipment are provided. Outside are a heated private swimming pool, six lounge chairs, an uncovered patio with dining furniture and an umbrella, a gas grill, a balcony and a hot-and-cold outdoor shower. There is a fence around the yard. Parking accommodates four cars in the driveway and one in the garage. Smoke and carbon monoxide detectors and a fire extinguisher are provided. The beach, spa, dining and nightlife are within a ten-minute walk or a few minutes' drive. Hither Hills State Park and Gurney’s Beach and Seawater Spa are less than a mile away. Boating and fishing are nearby. The homeowner manages on-the-ground operations and guest communication after booking confirmation. Bedrooms occupy the second floor, main floor and lower level. No crib is provided. The primary renter must be at least 21 years old. Maximum occupancy is eight; additional persons require express approval. Smoking is not allowed. Events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval and may incur additional fees or an increased security deposit. Reservations require approval before confirmation. One dog weighing 30 lbs or less is permitted for an additional $250.00 per booking. Dogs over 30 lbs, multiple dogs and other pets require express approval; please inquire. The published dog approval fee is $250 per dog per booking. Utility fees are included, but guests are responsible for excessive utility usage, defined as utility costs over $100.00 per night of the reservation. One end-of-stay cleaning is included. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Outside Memorial Day to Labor Day, inquire before booking about pool availability and outdoor furniture and equipment. Spring cleaning and updates typically occur in late April or early May. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less 20% of the original reservation amount is issued after full payment for the replacement booking is collected. If no replacement booking is made, guests may still use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection; coverage details are in the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.
