# Montauk Tranquility Montauk, NY, United States (general area) ## About the house The home accommodates up to five guests. All four bedrooms are on the second floor and have air conditioning: one has a king bed, two have a queen bed each, and the fourth has four twin/single beds. Bedrooms 1 and 2 have TVs, and bedrooms 1–3 have closets. There are two full bathrooms with showers, one on the main floor and one on the second floor. The equipped kitchen includes a stove, oven, refrigerator, dishwasher, microwave, pot and Nespresso coffee makers, toaster, blender, cookware and tableware. Linens, bath towels and pool/beach towels are supplied. Other facilities include heating, hot water, a washer and dryer, Wi-Fi, cable and smart TV, a Bluetooth speaker and a stationary exercise bike. Outside are a furnished patio with a table, chairs and umbrella, a gas grill, a wood-burning fire pit, a hot-and-cold outdoor shower and a fenced yard. Two adult bicycles, eight beach chairs, kayaking equipment and paddle boards are available. Lake Montauk is in the backyard, with kayaking and paddle boarding steps from the house. Parking and a garage are available. Ditch Plains is a nearby beach. Crows Nest restaurant is down the street, town is a short drive or bicycle ride away, and Montauk Downs Golf Club is nearby. The primary renter must be at least 30 years old. Maximum occupancy is five, with no additional persons permitted. Smoking is not allowed. One dog of 30 lbs or less is permitted; larger dogs, multiple dogs and other pets require express approval. Events are prohibited. Event-related reservations, commercial activities and other non-traditional uses, including rotating guest groups, require prior written host approval and may incur additional fees and/or an increased security deposit. Reservations require approval before confirmation. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $100.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. One end-of-stay cleaning is included. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will use best efforts to work with the owner to reopen the dates; reopening is at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the original total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use the original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to schedule them during reasonable daytime hours.
