House rules

The primary renter must be at least 30 years old. Maximum occupancy is 10; no additional persons are permitted. Smoking is not allowed. Events are prohibited under the events policy. Any proposed event, commercial activity or other non-traditional use, including rotating groups during one stay, requires prior written host approval and may involve additional fees and/or an increased security deposit. Pets require owner approval and may involve additional fees and/or a security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $125.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and successfully rebooked for the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after the new reservation is fully paid. If no replacement booking is made, guests may use their original dates provided scheduled payments are complete and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, subject to coverage details in the booking agreement. The owner may need to show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime hours.

Getting there

A key provides access to the private beach across the street; there is no direct beach access from the property. The home is not suitable for multiple families. East Hampton is 15 minutes away. Outside Memorial Day to Labor Day, inquire before booking about pool availability and the availability of outdoor furniture and equipment; spring cleaning and updates typically take place in late April or early May.
