The home has over 5,000 square feet of contemporary furnished interiors, a two-story living room with a usable fireplace, and a separate family room with a wet bar. The kitchen includes a large center island, marble and stone finishes, gas cooking, Gaggenau appliances, a microwave and two dishwashers. Two primary suites are offered. A primary bathroom features a deep soaking tub, walk-in shower and sauna. The main-floor bedroom has a king bed and full ensuite bathroom. Upstairs are three queen bedrooms and one king bedroom; one queen bedroom has a full ensuite bathroom. All five bedrooms have air conditioning. Bedrooms 1 and 5 have deck access and television; Bedroom 5 also has streaming television. Bed linens, bath towels and bath essentials are provided. The house has heating, hot water, Wi-Fi, a washer, dryer and ironing equipment. Outside are extensive decks, a private heated gunite pool and a gas grill. A key provides access to the private beach across the street, rather than directly from the property. Montauk village has nearby eateries and shops, and East Hampton is 15 minutes away. Any proposed event, commercial activity or other non-traditional use, including rotating groups during one stay, requires prior written host approval and may involve additional fees and/or an increased security deposit. Pets require owner approval and may involve additional fees and/or a security deposit. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $125.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner's discretion and successfully rebooked for the original dates at the same or a higher price, a refund less a 20% penalty on the total reservation amount is issued after the new reservation is fully paid. If no replacement booking is made, guests may use their original dates provided scheduled payments are complete and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property includes up to $25,000 of damage protection, subject to coverage details in the booking agreement.
