An open floor plan includes multiple sitting and dining areas with water views. An expansive deck and balconies provide outdoor dining and a gas barbecue. Four bedrooms are on the first/main floor and one is on the second floor. Each has a king bed, air conditioning, a full ensuite bathroom and television. Bedrooms 1 and 5 have walk-in closets; bedrooms 2–4 have standard closets. Bedroom 1 has cable and streaming, bedroom 2 has cable and satellite, and bedrooms 3–5 have cable. The eight bathrooms comprise seven full bathrooms and one half bathroom, distributed across the main, second and lower levels; two main-floor bathrooms include tubs. Facilities include a kitchen, microwave, Wi-Fi, work-from-home space, heating, fireplace, gym equipment, washer and dryer. Outdoor amenities include the private heated pool, seasonal hot tub, outdoor shower, fire pit, patio and ping-pong table. Bed linens, bath towels, pool/beach towels, hair dryer and ironing equipment are provided. The home welcomes families; no crib is provided, and it is not wheelchair accessible. Spring cleaning and updates typically take place in late April or early May. Maximum occupancy is 10. The primary renter must be at least 25 years old. Pets and smoking are prohibited. Events of any size, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $86.00 per reservation night. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. On cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price and full replacement payment is collected, a refund less a penalty of 20% of the total reservation amount is issued. If no replacement reservation is made, guests may use the original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may need to show the home to prospective renters or buyers; advance notice and reasonable daytime scheduling will be sought.
