House rules

The primary renter must be at least 25 years old. No guests beyond the maximum occupancy of four are permitted. Pets and smoking are prohibited. Commercial activities, other non-traditional uses and rotating groups of guests require prior written host approval; additional fees and/or an increased security deposit may apply. Utility fees are included, but guests are responsible for excessive usage. A refundable cash security deposit of 10% is required, governed by a separate agreement signed before check-in. Reservations require approval before confirmation. Unless otherwise stated, payments are non-refundable. If the owner elects to reopen cancelled dates and they are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking. If no replacement booking is made, the original dates may still be used provided scheduled payments are complete and Marquis receives written notice at least 72 hours before arrival. The owner may arrange property showings with advance notice and efforts to use reasonable daytime hours.

Getting there

Oceanfront accommodation with beach access and beach service. Montauk town center is within strolling distance. Outside Memorial Day through Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically take place in late April or early May.
