This furnished oceanfront accommodation has a king bed and a full-size sleeper sofa in the living area. Sliding glass doors provide ocean views. The sleeping and living areas are on the first/main floor and have televisions; the king-bed area includes streaming TV and a standard closet. The full bathroom has an ensuite designation, a shower/tub combination, vanity, mirror and bath amenities.

A mini refrigerator, microwave, stovetop and coffee maker support light meal preparation. A bistro table is provided. Bed linens, bath towels, pool/beach towels and a hair dryer are supplied, and heating and hot water are available.

Beachfront location, steps from Montauk’s town center. Outside Memorial Day through Labor Day, inquire before booking about outdoor furniture and equipment availability. Spring cleaning and updates typically take place in late April or early May.

The primary renter must be at least 25 years old. No guests beyond the maximum occupancy of four are permitted. Smoking is not allowed. Events are prohibited; requests involving events, commercial activities, other non-traditional uses or rotating guest groups require prior written host approval and may incur additional fees or an increased security deposit. Utility fees are included, but guests are responsible for excessive usage. A refundable cash security deposit of 10% is required, governed by a separate Security Deposit Agreement signed before check-in. Reservations require approval before confirmation. Unless otherwise stated, payments are non-refundable. Marquis may attempt to rebook cancelled dates at the owner’s discretion; if the same dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If dates are not rebooked, the original stay may still be used if scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. The owner may arrange showings to prospective renters or buyers, with advance notice and efforts to use reasonable daytime hours.
