# Montauk Beach Marvel Montauk, NY, United States (general area) ## About the house The shingle-style house accommodates up to 10 guests. Its light-filled main level has floor-to-ceiling windows and several lounge areas. The open kitchen includes stainless-steel Viking appliances, a large island, gas cooking and a microwave. The pine-paneled dining room has a stone fireplace and water views. Three bedrooms are on the main floor. The second-floor primary suite has a king bed, TV, an ensuite with a rainforest shower and double vanity, and access to a screened-in deck with ocean views. The lower level contains a fifth bedroom, an additional open living space, a wet bar and a full bathroom. The main-floor bedrooms have one king and two queen beds; the lower-level bedroom has a queen bed. All five bedrooms have air conditioning. TVs are in the primary bedroom, Bedroom 2 and Bedroom 5. Outdoor spaces include a sun deck, screened deck, expansive patio, barbecue and private heated pool. Bed linens, bath towels, pool/beach towels, a hair dryer, iron and ironing board, washer, dryer, heating and Wi-Fi are provided. There is no hot tub, fitness equipment or crib. The homeowner manages on-the-ground operations and guest communication after booking confirmation through the Elite program. The owner may arrange property showings to prospective renters or buyers, with advance notice and efforts to schedule them during reasonable daytime hours. Reservations require approval before confirmation. Smoking is not allowed. Additional people require express approval; an additional-guest fee of $100 per person per night may apply. Events are prohibited. Event-related, commercial or other non-traditional uses, including rotating groups during one stay, require prior written approval and may incur additional fees or an increased security deposit. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $100.00 per night of the reservation. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. After cancellation, Marquis may attempt to rebook the original dates if the owner agrees to reopen them. If the property is rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the original total reservation amount is issued after full payment for the replacement booking is collected. If it is not rebooked, the original stay may still be used if payments follow the agreed schedule and Marquis is notified in writing at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement.
