Northside Hills is just outside Sag Harbor Village and near Peconic Bay, with Southampton and Bridgehampton minutes away. The homeowner manages property preparation, arrival coordination, on-the-ground operations and guest communication after booking.

Private heated outdoor pool. Outdoor pools are typically available from Memorial Day to Labor Day; inquire before booking for use outside that period. For energy conservation, the heater may operate only from 08:00 to 18:00.

The home is in Northside Hills, just outside Sag Harbor Village and near Peconic Bay, minutes from Southampton and Bridgehampton. The primary renter must be at least 25. The property is marked as not child-friendly and not wheelchair accessible.

Reservations require approval before confirmation. Pets are prohibited unless expressly approved. Smoking is not allowed. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply.

Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $85.00 per night of the reservation. One end-of-stay cleaning is included. Stays longer than seven nights require one cleaning per week at the guest's expense.

Outside Memorial Day to Labor Day, inquire before booking about pool availability and outdoor furniture and equipment. Spring cleaning and updates typically occur in late April or early May.

Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will use best efforts to arrange reopening of the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking is collected. If no replacement booking is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival.

Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement.

The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule during reasonable daytime hours.
