# Modern Beach Barn Wainscott, NY, United States (general area) ## About the house The house combines an original beach cottage with a newer barn-style addition. White interiors, hardwood accents and sliding barn doors surround an open-plan main room, dining area and kitchen. The main room has a two-story double-vaulted ceiling and two oversized couches. Three fireplaces are located in the main room, primary suite and den. Four bedrooms are in the main house: a first-floor primary suite with a king bed, television and ensuite bathroom, plus three upstairs bedrooms with two queen beds and one double/full bed between them. An adjoining wing has a family room and two additional bedrooms with a king bed and a double/full bed. There are four full bathrooms and one half bathroom overall. The equipped eat-in kitchen has a Wolfe stove, Sub Zero refrigerator, Bosch dishwasher and granite island seating four. The formal dining area seats eight and has a wet bar and wine refrigerator. Additional facilities include central air conditioning, Wi-Fi, a laptop-friendly workspace, washer and dryer, linens, towels, hair dryer, hot water, smoke and carbon monoxide detectors, a private entrance and driveway parking for four cars. Televisions are provided in the primary bedroom, main living room and den. The landscaped backyard has a private heated outdoor Gunite pool, fire pit and grill. Bicycles and an indoor/outdoor Sonos sound system are provided. Nearby town shops include Breadzilla and Levain Bakery-Wainscott; Wainscott and East Hampton beaches are a short bike ride or drive away. The homeowner handles on-the-ground operations and guest communication after booking confirmation. Spring cleaning and updates typically occur in late April or early May; inquire before booking outside Memorial Day to Labor Day about outdoor furniture and equipment availability. Reservations require approval before confirmation. Maximum occupancy is 12, and the primary renter must be at least 25. Additional persons, pets and events are prohibited unless express approval is provided. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval; additional fees and/or an increased security deposit may apply. Smoking is not permitted. Utilities are included, but guests are responsible for excessive usage. One end-of-stay cleaning is included. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Payments are non-refundable unless otherwise stated. Following cancellation, Marquis will make best efforts to arrange reopening of the dates, subject to the owner's decision. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the stay. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement's coverage details.
