House rules

The primary renter must be at least 25. No additional persons beyond the maximum occupancy of six are permitted. Smoking is not allowed. One dog of 40 lbs or less is permitted; larger dogs, multiple dogs and all other pets require express approval. Events are prohibited under the standard policy. Event-related reservations, commercial activities, rotating guest groups and other non-traditional uses require prior written host approval and may incur additional fees and/or an increased security deposit. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $85.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest's expense. Reservations require approval before confirmation. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the new reservation is collected. If not rebooked, guests may use the original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; larger payments must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to booking-agreement coverage details. The owner may show the property to prospective renters or buyers, with efforts to provide advance notice and schedule reasonable daytime visits.

Getting there

The property is not handicap accessible. Sag Harbor, Wainscott and the coastline can be reached by car. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May.
