The upstairs primary bedroom has a king bed, sitting area, fireplace, walk-in closet and full ensuite bathroom. Three bedrooms are on the main floor: two have queen beds and full ensuite bathrooms, while the third has a queen bed and a twin bed. All four bedrooms have air conditioning. The three full bathrooms each have a shower and tub; an additional half bathroom is on the main floor. Outdoor facilities include a landscaped patio, outdoor furniture, a gas grill, eight lounge chairs, beach chairs and a beach umbrella. Reservations involving events, commercial activities or other non-traditional uses, including rotating groups during one stay, require prior written host approval and may incur additional fees or an increased security deposit. One dog of 30 lbs or less is permitted for $95.00 per booking. Larger dogs, multiple dogs and all other pets require express approval. The fee schedule lists $95 per dog per booking. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $90.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Reservations require approval before confirmation. Unless otherwise stated, payments are non-refundable. Following cancellation, Marquis will use best efforts to work with the owner to reopen the dates, at the owner's discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If the dates are not rebooked, guests may use their original reservation if payments comply with the agreed schedule and Marquis receives written notice at least 72 hours before arrival. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, with coverage details in the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule showings during reasonable daytime hours. ## Property questions ## Is the pool fenced?
