The open-plan living area has a sectional sofa, large windows and sliding doors to the deck, alongside an indoor dining area and an equipped chef’s kitchen with a large island. Central air conditioning, heating, Wi-Fi, a dedicated workspace, a washer and dryer, linens and towels are provided. The garage has a stationary bike and weightlifting equipment. The main-floor primary bedroom has a king bed, TV, walk-in closet and ensuite bathroom with double sinks, a soaking tub and walk-in glass shower. A second main-floor bedroom has a queen bed. Upstairs are a twin bedroom, a queen bedroom with a TV, and a king bedroom, each with a closet and air conditioning. Two upstairs hall bathrooms have a shower and a shower/tub combination respectively; a powder room is on the main floor. The fully fenced backyard contains a private heated outdoor pool, sundeck, lounge chairs, covered patio, shaded outdoor dining area, gas grill and wood-burning firepit with seating. The pool itself is not fenced. Free private parking is available on site. Mattituck village center is a short drive away, with shops, coffee shops and restaurants. Maximum occupancy is nine. Additional guests and events require express approval. Events, commercial activities and other non-traditional uses, including rotating groups during the stay, require prior written host approval; additional fees and/or an increased security deposit may apply. Smoking is not allowed. One hypoallergenic, non-shedding dog of 100 lbs or less is permitted for $200.00 per booking. Other dogs, dogs over 100 lbs, multiple dogs and other pets require express approval. The additional-fees schedule lists $200 per dog per booking. Utility fees are included, but guests are responsible for excessive utility usage. For reservations longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Payments are non-refundable unless otherwise stated. If canceled dates are reopened at the owner’s discretion and successfully rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking. If no replacement reservation is made, guests may use their original dates provided payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments over $3,500 must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement.
