House rules

The primary renter must be at least 27 years old. Smoking is not permitted. Additional guests and events are prohibited without express approval. Events, commercial activities, other non-traditional uses and rotating guest groups require prior written host approval; additional fees and/or an increased security deposit may apply. One dog of 100 lbs or less is permitted for an additional $300.00 per booking. Larger dogs, multiple dogs and other pets require express approval. Utility fees are included, but guests are responsible for excessive utility usage. For reservations longer than seven nights, one cleaning per week is mandatory at the guest’s expense. A refundable cash security deposit of 10% is required, governed by a separate Security Deposit Agreement signed by owner and guest before check-in. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner’s discretion and successfully rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. Outside Memorial Day to Labor Day, inquire before booking about pool, outdoor furniture and equipment availability. Spring cleaning and updates typically take place in late April or early May. The owner may need to show the property to prospective renters or buyers, with advance notice and efforts to arrange reasonable daytime showings.
