# Mattituck Luxe Mattituck, NY, United States (general area) ## About the house The house accommodates up to 12 guests and has an open-plan main living area with water views. Three bedrooms are on the first/main floor and three are on the lower level. The two king bedrooms have ensuite bathrooms; the remaining bedrooms contain three queen beds and a double/full bed plus a twin/single bed. All six bedrooms have air conditioning and closets, and Bedroom 1 has a TV. There are five full bathrooms and one half bathroom: three full bathrooms and the half bathroom are on the main floor, and two full bathrooms are on the lower level. One main-floor bathroom has a shower and tub; the other full bathrooms have showers. An expansive lawn leads to the water’s edge. The private saltwater pool is surrounded by a stone patio with chaise lounges and outdoor dining furniture. The private dock provides direct access for paddle boarding and kayaking. A paddle board, kayak, bicycles, fire pit, outdoor shower, gas grill, sauna and ping-pong table are available. The backyard and pool are fenced. Indoor facilities include a kitchen, microwave, Wi-Fi, heating, washer and dryer. Bed linens, bath towels, pool/beach towels, a hair dryer and an iron/ironing board are provided. The home welcomes families with children but is not wheelchair accessible. The homeowner manages on-the-ground operations and guest communication after booking through the Elite program. One dog of 100 lbs or less is permitted for an additional $300.00 per booking. Larger dogs, multiple dogs and other pets require express approval. Utility fees are included, but guests are responsible for excessive utility usage. For reservations longer than seven nights, one cleaning per week is mandatory at the guest’s expense. A refundable cash security deposit of 10% is required, governed by a separate Security Deposit Agreement signed by owner and guest before check-in. Payments are non-refundable unless otherwise stated. If cancellation dates are reopened at the owner’s discretion and successfully rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement booking. If no replacement reservation is made, guests may use their original dates provided scheduled payments have been made and Marquis receives written notice at least 72 hours before the reservation begins. Credit-card balance payments are capped at $3,500; payments above $3,500 must be made by check, ACH or wire. Outside Memorial Day to Labor Day, inquire before booking about pool, outdoor furniture and equipment availability. Spring cleaning and updates typically take place in late April or early May.
