The island kitchen includes cookware, stainless steel appliances, a stove, oven, refrigerator, microwave, toaster, blender and drip coffee maker, with four stools at the island. A Sonos sound system serves the home; Wi-Fi, central air conditioning, heating, a washer and dryer are available. Bed linens, bath towels, pool/beach towels and a hair dryer are provided. Two bedrooms are upstairs, with a king bed and a queen bed respectively. The main-floor king bedroom has a full ensuite bathroom, streaming TV, closet and balcony/deck. The garage is for storage only and is unavailable for tenant parking. The primary renter must be at least 30 years old. No guests beyond the maximum occupancy of six are permitted. Smoking and events are prohibited. Reservations involving events, commercial activities, other non-traditional uses or rotating groups of guests require prior written host approval; additional fees and/or an increased security deposit may apply. One dog of 50 lbs or less is permitted; larger dogs, multiple dogs and other pets require express approval. Reservations require approval before confirmation. Utilities are included, but guests are responsible for excessive usage, defined as utility costs over $135.00 per night of the reservation. For reservations longer than seven nights, one cleaning per week is mandatory at the guest's expense. Outside Memorial Day to Labor Day, inquire before booking about pool, hot tub, outdoor furniture and equipment availability; spring cleaning and updates typically occur in late April or early May. Unless otherwise stated, payments are non-refundable. If cancellation dates are reopened at the owner's discretion and rebooked for the original dates at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments above that amount must be by check, ACH or wire. In lieu of a security deposit, the property has up to $25,000 of damage protection, subject to the booking agreement. The owner may need to show the property to prospective renters or buyers, with efforts to provide advance notice and schedule reasonable daytime showings. ## Property questions ## Is the pool fenced?
