Marles Farmhouse stands among fields and is approached along wooded lanes. The owner lives separately on-site in a converted dairy. Refurbished in 2015 and updated since, the 19th-century farmhouse retains thick stone walls, exposed beams and a characterful fireplace. Modern upgrades include solid-wall insulation, solar panels with battery storage, biomass heating, EV charging and water-heating systems.

The kitchen has granite worktops, a range cooker and a spacious dining area; a microwave is also provided. The sitting room has a wood-burning stove. A family/games room offers table football, TV/DVD/Blu-ray and a Bluetooth-connected sound system, and there is a piano. A cot is available.

A twin bedroom and a separate shower room are on the ground floor. Two staircases lead to five upstairs bedrooms overlooking the garden and fields: two king-size rooms with en-suite showers, two twin rooms that can convert to doubles, and a bunk-bed room. Two further bathrooms are upstairs.

Outside, the rear terrace has picnic benches and a barbecue. The enclosed front cottage garden overlooks fields and a chicken coop without a cockerel. There are a climbing frame, swings and table tennis in an open-fronted garage. Countryside walks start at the door; West Bay, Charmouth, the Jurassic Coast and Weymouth offer beach outings, fossil hunting and watersports.
