House rules

Reservations require approval before confirmation. The primary renter must be at least 30 years old. Maximum occupancy is nine; no additional guests are permitted. Smoking is not allowed. Events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written approval and may incur additional fees or an increased security deposit. One qualifying dog is permitted for $250.00 per booking, subject to the pet restrictions. Utilities are included, but guests are responsible for excessive usage, defined as utility costs above $200.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory and in-stay cleanings are paid by guests. Payments are non-refundable unless otherwise stated. If the owner elects to reopen cancelled dates and the property is rebooked for the original dates at the same or a higher price, a refund less 20% of the original total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates provided payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. In place of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement. The owner may show the property to prospective renters or buyers, with advance notice and efforts to schedule reasonable daytime visits.

Getting there

Saint Regis beach is 0.4 miles away. Montauk is a 20-minute drive east. Bedrooms are on the main and second floors. The pool is not fenced. Outside Memorial Day to Labor Day, inquire before booking about availability of outdoor furniture and equipment; seasonal cleaning and updates typically occur in late April or early May.
