# Magnificent on Mile Hill East Hampton, NY, United States (general area) ## About the house This approximately 4,000-square-foot shingle-style estate has a Great room, sunroom, family room and library, with soaring ceilings and multiple seating areas. The equipped Chef’s kitchen includes gas cooking, an island, high-end appliances and a sitting area. There are two primary suites, two further queen bedrooms sharing a Jack-and-Jill ensuite bathroom, and a main-floor double bedroom. Two bedrooms have televisions. The bathrooms comprise four full bathrooms and a half bathroom. Outdoor facilities include a heated freshwater infinity pool, rooftop and Bluestone terraces, an outdoor kitchen, gas grill, fire pit, private tennis court, four lounge chairs and patio furniture with a table, chairs and umbrella. The property has a private gated entrance. Indoors, guests have central air conditioning, heating, a wood-burning fireplace, Wi-Fi, a laptop-friendly workspace, cable television, a Sonos speaker system and a ping-pong table. Linens, bath towels, pool/beach towels, a hair dryer and ironing equipment are provided. Smoke and carbon monoxide detectors and a fire extinguisher are available. Saint Regis beach is 0.4 miles away. East Hampton village and Sag Harbor offer shopping and dining; Montauk is a 20-minute drive east. Reservations require approval before confirmation. The primary renter must be at least 30 years old. Maximum occupancy is nine; no additional guests are permitted. Smoking is not allowed. Events require express approval. Events, commercial activities, rotating guest groups and other non-traditional uses require prior written approval and may incur additional fees or an increased security deposit. One qualifying dog is permitted for $250.00 per booking, subject to the pet restrictions. Utilities are included, but guests are responsible for excessive usage, defined as utility costs above $200.00 per reservation night. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory and in-stay cleanings are paid by guests. Payments are non-refundable unless otherwise stated. If the owner elects to reopen cancelled dates and the property is rebooked for the original dates at the same or a higher price, a refund less 20% of the original total reservation amount is issued after full payment for the replacement reservation. If no replacement reservation is made, guests may use their original dates provided payments meet the agreed schedule and Marquis receives written notice at least 72 hours before arrival. In place of a security deposit, the property has up to $25,000 in damage protection, subject to the booking agreement.
