The eat-in country-style kitchen has beadboard cabinets, stainless steel appliances and seating for six; the formal dining table seats eight. The living room has a usable fireplace, couches and large windows, plus a 55-inch smart TV and Sonos sound bar. A second-floor den has seating and a piano, and the unfinished basement has a ping-pong table. Five bedrooms accommodate up to nine guests: one has a king bed, three have two twin/single beds each, and one has a single twin bed. The landscaped backyard has privacy hedges, a brick terrace with outdoor dining furniture, a gas barbecue, lounge chairs and a private heated outdoor pool. Bicycles, laundry facilities, Wi-Fi, parking and a laptop-friendly workspace are available. The house is one block from the shops and restaurants of Southampton’s Main Street and within walking distance of Little Plains Beach. Outside Memorial Day to Labor Day, inquire before booking about outdoor furniture and equipment availability; seasonal cleaning and updates typically occur in late April or early May. Maximum occupancy is nine guests. The primary renter must be at least 30 years old. Pets and smoking are prohibited. Reservations require approval before confirmation. Events, commercial activities, other non-traditional uses and rotating groups require prior written host approval; additional fees and/or an increased security deposit may apply. Utility fees are included, but guests are responsible for excessive usage, defined as utility costs over $115.00 per night of the reservation. One end-of-stay cleaning is included. For stays longer than seven nights, one cleaning per week is mandatory at the guest’s expense. Payments are non-refundable unless otherwise stated. Following cancellation, reopening the dates is at the owner’s discretion. If the original dates are rebooked at the same or a higher price, a refund less a penalty of 20% of the total reservation amount is issued after full payment for the replacement reservation is collected. If no replacement reservation is made, guests may use the original dates if payments follow the agreed schedule and Marquis receives written notice at least 72 hours before the reservation starts. Credit-card balance payments are capped at $3,500; payments over $3,500 must be made by check, ACH or wire. Up to $25,000 of damage protection is provided in lieu of a security deposit, with coverage details in the booking agreement.
